How Design Selections Work When Buying a New Build Home

When you buy a pre-construction home or new build, you're not just purchasing a space — you're creating it. The Design Selections stage allows you to personalize your home’s interiors by choosing the materials, finishes, and styles that fit your lifestyle and taste.

Here’s how the design process for new construction homes typically works — and how we at Slokker Homes help make it simple and enjoyable.

What Are Design Selections?

Design Selections refer to the process of choosing specific interior design options offered by the builder for your new home. This typically includes elements like kitchen cabinetry finishes, countertop styles, plumbing and lighting fixtures, and flooring options — depending on what's available in your chosen project.

When it comes to flooring, you’ll often be able to choose the colour of luxury vinyl plank (LVP), and in some cases, decide between LVP and carpet in certain areas — or opt for tile in spaces like the bathroom.

You’ll be able to customize your home from a range of included (standard) options as well as available upgrades at an additional cost.

While these selections don’t affect the structure or function of your home, they have a significant impact on its aesthetic, comfort, and long-term appeal — helping you create a space that feels distinctly yours.

One of the key benefits of buying a new build is having this opportunity to shape your home’s interior before you move in — something resale properties don’t offer.

When Does It Happen?

Design Selections typically happen once construction has started — after the foundation is poured and before framing begins. In projects like Aurora Towns or Juniper Towns, this stage begins once your unit is secured and the build schedule is confirmed.

This timing allows your selections to be included in the construction process without disruption.

How Does the Process Work?

You’ll be supported by your Sales Representative, who will guide you through:

  1. The range of available interior options for your unit
  2. What’s included as a standard finish and what’s available as an upgrade

You’ll also get access to our interactive online configurator, where you can:

  1. Preview available finishes and materials
  2. Experiment with different combinations to see how they look together
  3. Choose the style that best fits your preferences and budget

Once you’ve finalized your selections, they’ll be added to your Purchase and Sale Agreement (PSA) for confirmation.

This process gives you full visibility and control, while helping you feel confident in every choice you make.

What Can You Choose?

Design selections typically cover everything from the material and colour of your flooring to appliances like your fridge and hood fan. Depending on the project, you’ll be able to personalize areas like:

  1. Flooring
  2. Cabinetry
  3. Countertops
  4. Plumbing and lighting fixtures
  5. Appliance packages
  6. Backsplash tile

Each selection is clearly marked as either included or an optional upgrade, with transparent pricing and timelines.
